The Nature Conservancy in Indiana is offering two new properties up for sale just east of Hamilton in DeKalb County. Each respective property - distinguished as Bell Property North (98 acres) and Bell Property South (120 acres) will be sold for $3,000/acre with an allowance for a one acre "building envelope."

Interested buyers should note that by purchasing either Bell property they are accepting a Reservation of Conservation Easement (RCE) which will accomplish perpetual protection of this land with all future owners. The Conservancy purchased the land in order to protect the water quality of Fish Creek. To do this, the organization hopes to quiet the land use by selling it to a Conservation Buyer.

Description
Just shy of 98 acres of prime Northeast Indiana hunting land with over 0.68 miles of frontage on beautiful Fish Creek in Dekalb County, Indiana. The majority of the property is forested with the remaining of the farm fields planted to hardwood trees. The current owner, The Nature Conservancy, wishes to prevent development and further parcelization and will be selling this with some restrictions.

Primary Conservation Objective
This property aids in the protection of Fish Creek, a well known biologically rich stream in the North Central Tillplain Ecoregion. The Bell tract serves as critical buffer to Fish Creek and will be re-sold to realize the value of this asset and turn this into future protection within the Tillplain.

Biodiversity Highlights
The larger Fish Creek watershed harbors a diverse mix of game and non-game species. The creek corridor offers a key migration route and stop-over opportunities to migratory songbirds and waterfowl. The TNC-Bell property is part of one of these contiguous forest corridors that provides ideal habitat and buffer for mammals, reptiles, birds, and amphibians of interest. By keeping the TNC-Bell property as a large tract, parcelization will be avoided in the future and this relatively large tract will remain as an asset to the local flora and fauna.

Qualifications and Restrictions
No subdivision. Single residence allowed within 1 acre "building envelope" along road frontage. Timber outside envelope protected by Conservation Easement allowing for management at TNC discretion. Buyer must sign "conflict of interest" disclosure form.
